For starters, you should see a summary statement about each major living area, with notes and photographs documenting any problems.
The report should also provide a ballpark estimate of how long the major components of the home are likely to last (roofing, plumbing and electrical systems, etc.).
Light fixtures and switches, electrical outlets, and HVAC controls should also be on the list.
A good inspector will pay particular attention to attics, basements, and crawl spaces, since those areas can provide clues to structural problems, moisture issues, and concerns relating to ventilation, insulation, and pests.
Finally, make sure the home exterior is covered, including whether surrounding property is well drained.
